Property Types We Work With
Retail units and shopping plazas, offices and medical suites, restaurants and bars, hotels and short-stay properties, and HOA or condominium common areas. The lighting problems differ — a restaurant cares how the room looks, a warehouse cares what it costs, an HOA cares about the dark stretch of car park residents complain about — but the electrical work behind them is the same trade.
LED Retrofit, And Whether It Actually Pays
The honest version of the payback calculation has three parts, and most quotes only show you one. Energy is the obvious saving. Maintenance is usually the larger one for anything hard to reach — a lamp change on a twenty foot ceiling costs a lift and two people, and doing that every eighteen months adds up faster than the electricity does. Third is heat: in a small conditioned space, taking out halogen reduces what the air conditioning is fighting.
Against that, a retrofit costs money up front and looks different. Colour temperature changes how a space reads, and a retail floor lit at the wrong temperature can make stock look wrong. We would rather show you a sample in situ than have you discover that after the whole floor is done.
Parking And Security Lighting
Parking lighting is the part of a commercial property most likely to be both badly lit and expensive to run, because pole fixtures are old, on all night, and awkward to service. It is also the part with a liability question attached — a dark section of lot is a genuine risk, not just a complaint.
We cover the fixtures, the poles and the underground circuits feeding them, which matters because the failure on an older lot is often the buried run rather than the head everyone is looking at.
Working Around Your Hours
Almost every commercial lighting job we do happens when the space is closed. That is planned at quote stage, not negotiated afterwards — how the work splits across nights, what has to be isolated, what will be live in the morning, and what a partial completion looks like if something is found behind a ceiling.
Frequently Asked Questions
How long does an LED retrofit take to pay for itself?
It depends on how many hours the lights burn. A retail floor lit twelve hours a day, six days a week, is a fast payback — often inside two years on energy alone, sooner once you count the lamps and labour you stop spending on replacements. A space lit four hours a day takes considerably longer, and we will tell you if the numbers do not work.
Can you work outside trading hours?
Yes, and for most retail and hospitality that is the only sensible way to do it. Evening and overnight work is normal, and the schedule is built around when your space is empty rather than when it suits us.
Do you handle parking lot and pole lighting?
Yes — poles, wall packs, and the underground circuits feeding them. Parking lighting is also where most commercial properties have the worst problem, because a dark corner of a lot is a liability question as much as a maintenance one.
Can you fix lighting that flickers or buzzes after a retrofit?
Usually, and it is a common call. Retrofit LEDs and existing dimmers frequently do not get along, and the fault is almost always a driver and control mismatch rather than a faulty lamp. It is fixable without redoing the installation.
Do you handle the permits?
Where the work needs them, yes — pulled and inspected under EC13011994, our own license. New circuits, pole bases and service alterations are permitted; a like-for-like lamp change is not.
